RESIDENTAL RENTAL QUALIFICATION STANDARDS
In order to approve your application we have guidelines that help us process and determine approval for residency. All of the information requested is very important and required to process your application so please read through and if you have any questions, please do not hesitate to ask.
Applications, Criminal and General Background Checks and Credit Evaluations are completed through AVAIL.com and Apartments.com
- All occupants that are eighteen (18) years of age or older must apply.
- ALL of our properties are SMOKE FREE inside the building
- A criminal background check will be conducted for each applicant and prospective occupant who is of the age of eighteen (18) or older.
- Satisfactory Credit Rating. Credit will be ran on all applicants eighteen (18) or older. Cosigner may be needed.
- Satisfactory Rental Verification from prior lessor. This includes lease violation and payment history. No prior evictions
- Six months of verifiable employment with 3 prior pay statements showing gross monthly income equal to three times the rental amount of the apartment home desired. Your application may require a Guarantor, they are also required to show monthly income
- Lease signed, deposit and rent must be paid in order to take the apartment off the market.
- The application or occupancy of any person may be denied at any time based on their criminal history, in Management's sole and absolute discretion. Criminal history for which Management may deny applications or occupancy include, but are not limited to, felony conviction OR any conviction, active parole, “adjudication withheld” or “deferred adjudication” resulting from charges related to: terrorism, crimes involving possession, manufacture, or delivery of any controlled substance, marijuana, drug paraphernalia, weapons, fraud or financial crimes, prostitution, sex, animal cruelty, OR crimes held against persons or property.
- Roommates: Each roommate must qualify individually at a minimum of 3 times the apartment’s market rent. Each roommate will be responsible for the entire rental payment and each must execute the lease agreement.
- Occupancy: No more than two occupants per bedroom in each floor plan will be allowed.
- PETS- please notice we have very limited pet availability: If allowed, there is a refundable pet fee of $500 in addition to your security deposit, plus $40 monthly charge per pet. *breed restrictions apply.
AUTHORIZATION AND DISCLOSURE
Application results are determined based on the applicants credit, employment and residence history, as well as income. By submitting application, you declare that all your statements in the following application are true and complete. By submitting the application, you authorize us to verify this information through any means, including any consumer or criminal record reporting agencies and other rental housing owners. If you fail to answer any question or give false information, management may reject your application, retain all application fees and deposits as liquidated damages for its time and expense, and terminate your right of occupancy.
